Questions to settle first

What does a property agent cost in Singapore? There is no fixed commission. The Council for Estate Agencies (CEA) says commissions are not fixed and you are free to negotiate the amount or rate, and advises recording the agreed rate in one of its Prescribed Estate Agency Agreements before you enter into a contract with the agent. Ask whether GST is included: only GST-registered property agencies can charge it. Your agent must collect commission only from you, never from the other side as well.

How do I choose a property agent? Start from the work you need done and the kind of property, because the seven agents on this page differ: Shaun Seah works on landed homes only, Clarie Lim in Districts 9, 10, 11 and 15, and others across flats, private homes and commercial property. Then choose the agreement. CEA says an exclusive agreement appoints one property agency for up to three months, during which you owe it commission even if you sell, buy or lease through another agency or on your own; a non-exclusive agreement lets you appoint more than one.

What should I check before engaging a property agent? Look the agent up on CEA's Public Register. CEA says every property agent must be registered with it through a licensed property agency, each with a unique registration number, and that it is an offence to do estate agency work without a valid registration. The register shows whether the registration is valid, the residential transactions the agent has facilitated in the last two years and which parties the agent represented, the agent's industry awards, and any disciplinary record. Every entry on this page shows the agent's registration number under the name.

Can one property agent act for both the buyer and the seller? No. CEA says your agent must represent only you and collect commission only from you; representing and collecting commission from both parties, such as buyer and seller or landlord and tenant, is an offence. The agent may help the other party with paperwork if you consent and the agent states clearly that it is neither acting for nor collecting fees from that party.

Why does one agent's registration here run to 2029 and the others' to 2026? CEA is moving to a three-year cycle. At the renewal at the end of 2026 it renews registrations with a validity from 1 January 2027 to 31 December 2029, and an agent who joins on or after 1 January 2027 is registered to 31 December of the third year. The registrations on this page that run to 31 December 2026 fall due in that renewal; Gina Tng's already runs to 31 December 2029.
